Thinking of selling your house?  I wanted to share a few facts I picked up from the Real Estate news & media:

 

Stone Oak is still one of the top areas to move and home prices have steadily increase compare to the San Antonio metro area.  The $8k incentives for first time buyers and previous buyers who have not owned a house in the past 3 years have been flocking to the Stone Oak area.

 

Buyers seeking in the Stone Oak area expect mainstream upgrades!  They don’t want to be hassle in fixing up and renovating anything, regardless if a buyer allowance was given.  Buyers simply want a move-in ready home.

 

What exactly are mainstream upgrades?  Well it definitely is not wallpaper, linoleum floors, and laminate counter tops.  A mainstream upgrade is what is in style or hip for a home.  Stainless steel appliances, (real) wood/travertine flooring, and granite are some items that are considered mainstream upgrades.  Products made from natural material are what are preferred and anything imitation is out!

 

It is important when selling your home that some money (10% recommended) is set aside to do any upgrades and take care of anything that needs attention (inside & outside – including mildew roofs).  It is a “Buyer’s” market and simply listing your house as-is will not sell.  The reason, there is about 8 months of inventory on homes and the homes that sell the quickest tend to be the new and upgraded (mainstream) homes.
