QUESTION: What color and type of stain is allowed to be used by Springs residents who desire to stain their privacy fence?

ANSWER: The updated fence stain standard is Cabot, Chestnut Brown, Semi-Transparent, Cabot product number CS607 (the CCR?’s previously identified Cabot Stain #0336 as the authorized stain color).

Brian Moore, a member of the Springs Board of Directors and a member of the Springs ARC, provides the following important information concerning the standard stain:

After testing the stain on my fence. . ., I determined that Cabot CS607/Chestnut Brown/Semi-Transparent/Oil-Based is virtually identical to the current authorized fence stain color for The Springs (Cabot #0336 Chestnut Brown/Semi-Transparent/Oil-Based).

It is important to specify the oil-based version because the acrylic-based stain is the one that looks more like paint. Lowe?’s also noted that oil-based stain provides better water protection since it penetrates wood more than acrylic stain. The oil-based version of Cabot CS607 currently sells at Lowe?’s for $27.97/gallon.


Note: either the acrylic or oil-based stain, Cabot CS607 meets the Springs standard.

There are several stores within 10 miles of the Springs that offers Cabot Stains, including all San Antonio Lowe?’s Home Improvement stores.

. . .all fences or walls located on a Lot will be maintained at the expense of the Owner of such Lot. Unless otherwise approved by the ARC, all fences except those installed by Declarant shall be solid one inch by six inch (1'' X 6'') vertical picket wooden fences not exceed six feet (6') in height.

(NOTE: As a result of the April 2002 Quarterly Board and Financial Overview Meeting of the Springs At Stone Oak, the Springs Board of Directors approved an amendment to the ''Declarations'' that increased the specificity of the color requirements for those Springs residents who decide to stain their fences:

''All fences will be stained with only one color stain for continuity. The color selected by the Board will match the perimeter fence and the Park equipment/fence. That color is: Chestnut Brown (Cabot Code CS607) Cabot Premium Wood Care Semi-transparent Stain. . .For the location of the nearest store selling Cabot stains, see their website at www.cabotstain.com. All changes of color of stain for fences will be approved in advance by the ARC unless an identical stain is used.'')


These monthly ?“Talk About It?” CCR messages intend to remind residents of The Springs of the Covenants, Conditions, and Restrictions (CCR?’s) that apply to all Springs residents solely by our election to live in this community. The purpose of the CCR?’s is to maintain specific standards for the good of us all, as articulated in their definition:

?“THE SPRINGS AT STONE OAK is encumbered by these Restrictive Covenants for the following reasons: to seek to achieve the best and highest use and most appropriate development of the property; to protect lot owners against improper use of surrounding lots; to preserve so far as practical the natural beauty of the property; to guard against the erection of poorly designed or proportioned structures of improper or unsuitable materials; to encourage and secure the erection of attractive improvements on each lot with appropriate locations; and to secure and maintain proper setbacks from streets and adequate free space.?”
